It is a private room in a shared house. You get your own furnished, lockable room. You share the kitchen, bathroom, laundry, and common areas with the other residents. Your rent covers everything — utilities, WiFi, cleaning, and more.
Legally, you sign a month-to-month sublease. It's a clean, simple arrangement — not Airbnb, not a hotel, not a roommate search. Just a well-run house with clear expectations and a host who manages it full-time.
Working adults. Remote workers, professionals, people between leases, people new to Denver, people simplifying their lives. The house tends to attract people who are independent, keep to themselves, and value a clean and quiet home over a social scene.
It is not for everyone. If you want a party house or a revolving door of guests, this is not the right fit. If you want a calm, private, well-designed space to come home to, it probably is.
There are seven private rooms. Occupancy varies, but typically five to seven people are living here at any given time. Everyone has their own room and respects shared spaces.
Cheesman Park neighborhood, central Denver. Walking distance to the park, Capitol Hill, and restaurants on 17th. Easy access to downtown and the rest of the city. Good biking infrastructure. Close to several bus lines.

Rooms range from $975 to $1,350 per month, all-inclusive. Pricing depends on the room and current demand. The difference reflects size, features, and natural light — not quality of experience, which is consistent across the house.

Here's what's required to move in:
The $100 admin fee is non-refundable. The room-hold deposit is held until move-out. Upon move-out, we conduct a walk-through, you return the keys, and $60 is deducted from the deposit for cleaning. The remaining balance is returned to you, provided 30 days written notice was given at the end of a calendar month. If proper notice is not given, the deposit is not returned.

Because it works. An alcohol-free house has a predictable, calm energy that the people who live here chose it for. No one wakes up to mess, loud guests, or an uncomfortable vibe. It is not a moral position — it is a management decision. The house is better for it, and the right tenants prefer it.
No guests. The house is private, and that privacy is something all residents paid for. No visitors in rooms, common areas, or anywhere on the property.
This is one of the clearest rules. If it doesn't work for your lifestyle, this house is probably not the right fit.
10pm to 7am. Noise in common areas, loud music, and disruptive activity during those hours is not acceptable. The house is largely self-regulating because the people who choose to live here already want quiet — but the rule exists and it is taken seriously.
Outside only, on the covered veranda. Not inside the house — not in rooms, not in common areas. The veranda is a comfortable space and it's available any time. This keeps the indoor air clean and comfortable for everyone.
No pets. Shared housing with a single bathroom and multiple residents isn't the right environment, and it wouldn't be fair to other people in the house who may have allergies or simply didn't sign up to live with animals.
Clean up after yourself. The kitchen, bathroom, and common areas are professionally cleaned on a schedule — but day-to-day cleanliness is everyone's responsibility. Dishes are washed as you use them, counters wiped, bathroom left the way you'd want to find it. It's simple, and it works when everyone holds themselves to it.
Yes. Fast, reliable WiFi throughout the house. Each room has a desk. The house is quiet. Many current and past residents work from home full-time. It was designed with that in mind.
The house has one bathroom shared by residents. There is a bathroom schedule and a set of clear expectations about time limits and cleanliness. It sounds like more of a problem than it is — when residents are working adults with different schedules and everyone respects the guidelines, it runs smoothly.
This is something we talk through during the tour so there are no surprises.
Street parking is available in the neighborhood. Ask about current conditions when you inquire — Cheesman Park is a residential area and street parking is generally manageable, but we'll give you an honest picture.
